Forfeitures
If you have a well drafted commercial lease, you should be permitted to rectify breaches by way of terminating the lease early.
If this is the case, we can help by then attending and entering the property and terminating the lease on your behalf. We can either do this with immediate effect or we can provide notice for the tenants to leave.
In all cases however, you must give notice to your tenants about the allegations of the breach and give them the opportunity to put matters right before we attend and effect forfeiture.
Once the notice has expired, we will arrange a time to attend, together with a locksmith and secure possession of your property using peaceable re-entry. However, once we have gained possession back for you, you become responsible for the goods that remain on the property and so much care will need to be taken to document and photograph these items and make necessary arrangements for their safe storage and/or removal.
